Yes, we accept pets. Guests are responsible for damages and the fee is $20/day/pet and you are responsible for them in every way!

Yes, there is a one night, non-refundable, deposit required at time of reservation. This amount is applied to your bill at check in.

ALL DEPOSITS ARE NON-REFUNDABLE. CONFIRMED RESERVATIONS MUST CANCEL 30 DAYS PRIOR TO ARRIVAL AND YOU WILL HAVE THE OPPORTUNITY TO RE-BOOK DURING THE SAME CALENDAR YEAR, YOU CANNOT USE YOUR DEPOSIT FOR THE FOLLOWING CALENDAR YEAR. 100% OF THE DEPOSIT WILL BE TRANSFERRED TO YOUR STAY WHEN YOU RE-BOOK. IF YOU CANCEL COMPLETELY WITHIN 30 DAYS OF YOUR SCHEDULED ARRIVAL (EVEN IF THE RESERVATION IS MADE WITHIN 30 DAYS OF YOUR SCHEDULED ARRIVAL) WILL RESULT IN YOU BEING CHARGED FOR YOUR ENTIRE RESERVATION.

The amenity fee is a nightly charge that we apply to your reservation for every person of walking age. The fee varies by season.

We provide a starter supply of everything except your paper goods.

Yes, there are multiple access points as well as a road to the 3 acre shaded area where memories are made.

No, the public is not allowed on our property. You must be a guest or a paid person of a guest. The river is public property and belongs to the State of Texas, so anybody can be in the water. However, should you or non-guests cause any problems in the river, they can be removed by law officials.

Yes, there is a long stretch of river to float in as well as a couple of tube shoots for the kids to play in. Happy Hollow, river outfitters, is very close and has one of the best floats on the Frio.

This is very hard to answer. There are several in the area. Things to consider is how high the water is, do you have children on your float trip, are you wanting a relaxing or adventurous float trip. Ask before you depart if you are not sure.

How close are you Garner State Park? No, we are not located inside the park; we are approximately 6 miles North.

There are 2 play areas for kids with many things to do, volleyball net, basketball goal, horseshoes, washers as well as many others. Yes, there is a large pool/splashpad for all ages to use at the resort. It is located next to the pavilion that can be rented for any type of gathering.

There are many things to do, see below list:

Garner State Park, Lost Maples State Park, ride the Three Sisters on your motorcycles, tubing, kayaking, hiking, fishing, lounging in the Frio, Concan Country Club Golf Course, Utopia Golf, scenic drives in the best part of the Hill Country, bird watching, wildlife watching, shopping, Frio Bat Flight, horseback riding, HEB Foundation Camp, History, Uvalde TX attractions, dining and many others** (**not all activities are offered 365 days/year).

No, the resort is not large enough to offer this and we are surrounded by private property. The best hiking is Garner State Park and Lost Maples State Park or hike at our sister resort, River Stone Cabins.

Yes, fishing is allowed but you must be legal as the river belongs to the State of Texas.

Yes, we have many local restaurants within 5 miles as well as the Leakey Mercantile, which has all your basic necessities.

Yes, alcohol can be consumed, however, we are a family oriented resort and STRICTLY enforce rules around alcohol. No, alcohol cannot be purchased at the resort; it must be brought or purchased in Leakey. THERE IS NO GLASS ALLOWED AT THE RIVER OR RIVERS EDGE!

No, neither are allowed on the property.

Yes, we have cabin 6 that is fully handicap accessible and The Treehouse that is semi-handicap accessible.

Is there a common area or pavilion? Yes, we have many weddings here. There is a large pavilion that can be rented to host weddings, family gatherings or larger group needs.

Yes, we have many family reunions here. There is a large pavilion next to the pool/splashpad that can be rented for reunions, weddings and other larger events.

Yes, in the Fall, Winter & Spring there is lots of wildlife. During the Summer months, there tends to be less.

Your reservation confirmation letters have exact directions. Please follow those, as sometimes GPS will get you lost.

Yes, we provide everything needed INCLUDING TOWELS NOW ($10/deposit/towel). You must bring sheets for futon sleepers.

Yes, we have free wifi.

The ONLY cell provider that has ‘marginal’ service is AT&T. All others DO NOT work.

IF YOUR RESERVATION IS MADE WITHIN 14 DAYS OF YOUR ARRIVAL DATE, YOU ARE REQUIRED TO PAY YOUR BALANCE IN FULL AT TIME OF BOOKING.

YOU WILL NOT BE REFUNDED FOR ANY OF YOUR STAY IF YOU CHOOSE TO LEAVE EARLY. YOU MUST PAY FOR THE NIGHTS IN FULL ON YOUR RESERVATION UPON CHECK-IN. WE ARE NOT RESPONSIBLE FOR INCLEMENT WEATHER.

No, there is no security deposit required, however you are 100% responsible for your pets. If there is ‘ANY’ kind of damage from your pets, you will be billed at full replacement price plus labor if needed immediately.

Yes, all cabins and facilities are smoke-free. There are smoking disposals on the front porch of each cabin. Please clean them upon departure.

You must be at least 25 years of age to make a reservation and at least one individual per cabin at least 25 years of age in your party to be able to stay.

NO! NO! Parties are NOT allowed. WE ARE A FAMILY ORIENTED PROPERTY AND RULES ARE ENFORCED.

Yes, we are motorcycle friendly as well as provide many services for our motorcycle family. Some of the services are: towels are provided, free shammy clothes for your bikes are given to you and we can pre-shop for your supplies at no charge.

No, ATV, 4-wheelers and gas powered golf carts are not allowed. You can bring your own battery powered golf cart for a fee of $25/day. We also have carts for rent between Memorial Day and Labor Day for $50/day. If you would like to rent a golf cart, please call Emys Rentals at (830) 261-8528.

Yes, there is a $15/person/day fee for extra people over the normal occupancy rate of each cabin. Day guests must be registered at the office and pay a fee of $20/day/guest.

Yes, the office has a phone and there are no phones in the cabins/lodges.

Yes, kitchens are fully furnished with basic utensils. Specialty cooking items, such as crockpot, blender or butcher knives, should be brought. There are coffee pots and filters provided.

Yes, every cabin/lodge has conditioned air for every season.

The furthest cabin is approximately a 2-minute walk to the river. However, there are 10 cabins that are on the waters edge.

Yes, tubes can be rented daily for $7.50 and kayaks vary in price by size.

Check-in is at 3:00 pm and checkout is at 11:00 am.
